The portfolio can be from 1,800 to 2,500 hundred units.

Review all rental and qualifying applications within 24 hours of receipt.  Candidate must have the ability to make informative decisions. Update the Recertification Listing as annuals are received or move outs occur.  Review all annuals, interims, unit transfers, move-in/out, gross rentDoes not include any amounts received from a rental assistance program, any utility allowance, or any fee paid to the apartment complex by any governmental assistance program., terminations, etc. (all file Tenant Income Certifications paperwork) within allotted time. Ensure that the TIC is accurate based on income/assets/student status and expenses provided. TIC MUST be accurate to ensure the correct subsidy-resident rent is provided. Provide monthly Compliance Monthly Activity Reports to the properties and Regionals.

Assist in tax credit qualifying residents of all new acquisitions. Monitor and maintain tax credit qualifying schedule and create files for all acquisition/rehab properties. Create tickets, follow-up and assist with monitoring property EIV requirements/discrepancies, etc. Assist Division Managers with necessary voucher discrepancies and TRACS errors for HAP payments. SAVE (Systematic Alien Verification for Entitlements) provide training to Onsite and obtain verifications if necessary.

Maintain the work number log and provide monthly. Maintain fraud log and provide to Assist in the review applications, corrections, remove recertification of fellow co-workers properties when c/o is out of office in addition to my daily assigned properties. Perform necessary on-site file property audits/setting up new property files/training personnel/continuing education classes in various states and online, as needed. Since our apartment communities are located in multiple states, travel is an important and mandatory part of the Compliance Officer’s duties and responsibilities. Travel could be up to 5-7 days consecutively.  Prepare a compliance audit report and submit to the supervisor within 30-days of completing an on-site audit.

Communicate with the Property Managers regarding any Compliance questions or concerns. Provide telephone guidance and training for on-site personnel as needed. Obtain all Tenant Income Certifications for Tax Credit Reporting. Approve, review and provide an accurate copy of the signed TICs to the reporting department weekly.
