POSITION: Maintenance Technician
Reports to: Property Manager
Job Location: Apartment Complex(es)

Job Summary:

The Maintenance Technician position is responsible for performing highly diversified duties to install, troubleshoot, repair and maintain production and facility equipment according to safety, predictive and productive maintenance systems and processes to support the achievement of the site’s business goals and objectives.

Essential Functions of Responsibilities:

  1. Compliance with all company policies and procedures as laid out in the Olympia Management, Inc. Policies and Procedures Manual.
  2. Perform highly diversified duties to install and maintain the apartment complex’s equipment and facilities.
  3. Provide emergency/unscheduled repairs of equipment and facilities and performs scheduled maintenance repairs of equipment during machine service.
  4. Perform mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, troubleshooting and repair of equipment and facilities.
  5. Read and interpret equipment manuals and work orders to perform required maintenance and service.
  6. Diagnose problems, replace or repair parts, test and make adjustments.
  7. Perform regular preventive maintenance on equipment and apartment facilities.
  8. Perform a variety of plumbing maintenance and carpentry functions.
  9. Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.
  10. Detect faulty operations, defective material and report those and any unusual situations to proper supervision.
  11. Comply with safety regulations and maintain clean and orderly work areas.
  12. Must have technical capacity, ethical conduct, communication proficiency, and initiative.
  13. While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration.
  14. A high school diploma/GED are required and a completion of a craft apprenticeship, education or experience preferred.
  15. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Duties and Responsibilities:

Daily Tasks:

  1. Each day immediately upon arriving on the site, pick up trash on grounds and parking lot area. Inspect back of building and remove litter from the rear of the buildings.
  2. Sweep breezeways and sidewalks.
  3. Clean around garbage bins. After the garbage is picked up, clean any litter remaining. Clean garbage bin area and wash any trash cans in the area.
  4. Laundry room should be dusted and mopped. Washing machines should be washed out daily and filters in dryers should be cleaned.

Maintenance Tasks:

  1. Perform routine repairs and preventative maintenance on all units. Keep records of complaints and maintenance performed on all units in the maintenance book.
  2. Report any maintenance problems to the property manager.
  3. Perform any unreported maintenance repairs when needed.
  4. Repair damaged sheetrock.
  5. Replace any missing or loose shingles on roofs.
  6. Refurbish vacant units.
  7. Paint all breaker boxes as needed.
  8. Paint apartment numbers on meter bases as needed.
  9. Remove debris from roofs.
  10. Repair mail box locks.
  11. Replace putty around all sinks and bathtubs to prevent leaking.
  12. Change water heater elements, stove elements and thermostats as needed.
  13. Change all air filters in every unit quarterly or more often if required.
  14. Insulate all exposed pipes and hydrants for cold weather.
  15. Accompany the pest control person on monthly treatments. Inspect the apartment and notify the property manager of any damages or unsanitary conditions. Report all findings to the manager.
  16. Follow-up on any damages, unsanitary conditions, etc., reported during the monthly inspections with pest control person. Report all findings to the manager.
  17. Check refrigerators for ice buildup in freezers and check stoves for grease buildup. Report all findings to the manager.
  18. Replace security lights and outside lights as needed.
  19. Check window screens making sure they are in good condition and are secure.
  20. Check all gable ends and wooden stairs. Boards should be nailed back as the nails begin to work out and boards begin to loosen.
  21. Check playground equipment and fence around playground daily. Make necessary repairs.
  22. Poison for ants as needed.
  23. Repair clogged drains and toilets.
  24. When a repairman must be called in, accompany the repairman.

Grounds Upkeep:

  1. Fertilization, watering, cutting, edging and trimming grass and shrubs.
  2. Planting grass seed where needed.
  3. (If applicable) Check oil in the mower before each use and sharpen blades periodically. Oil in the mower should be changed monthly. Before storing mower it should be cleaned after each use. (Mower should be washed off with water hose if necessary.)
  4. Trim all dead limbs from trees and dead shrubbery.

Tools:

  1. Keep all tools in a storage room when not in use. Keep storage room locked at all times. Storage room should be well organized and clean at all times.
  2. Maintenance along with Agent will comply with 7 CFR 3560.103.
